Commercial gutter FAQs

Do you offer recurring maintenance contracts?+
Yes — annual and quarterly contracts are how most of our commercial accounts work. Annual is one scheduled visit per year (typically fall), quarterly is four visits across the year for properties with heavier tree pressure or higher tenant volume. Both include documented inspection reports and priority response if something fails between visits.
Can you send a Certificate of Insurance to my office?+
Yes — we send a current COI before the first scheduled visit and update it whenever it renews. We carry general liability and workers' comp; named-additional-insured on request. Your office, your insurance department, or your tenant management software — wherever it needs to land.
How do you handle multi-property portfolios?+
One scheduling contact, one invoice line, multi-property discount applied to the total. We map your portfolio at the first walk and sequence visits efficiently across the Capital Region. Most portfolio clients get all properties serviced inside a 2–3 week window each season.
Do you do flat-roof scupper and internal-drain work?+
Yes. Most Capital Region commercial buildings have at least some flat-roof area with scupper drains, box gutters, or internal drains. We clean, inspect, and repair scuppers and internal drains as part of every commercial maintenance visit. New scupper or internal-drain installation is quoted on the specific roof system.
What does a typical inspection report include?+
Photos of the gutter and downspout system, photos of any visible damage or wear, a written summary of work performed during the visit, and a recommended-work list with priority levels (urgent / next visit / capital planning). Reports are emailed within 48 hours of the visit so they're ready for your records or your accountant.
How fast can you respond to an emergency?+
Same-week for active leaks affecting tenants — usually within 24–48 hours. Contract clients get priority response. We carry temporary repair materials on the truck so we can stop active damage while permanent work is scoped, even if the full repair has to come back the next week.
Do you work with property management software / portals?+
We work with whatever your office uses — AppFolio, Buildium, Yardi, manual purchase orders, or just plain email. We can submit work orders, upload completion documentation, and provide W-9 / vendor onboarding paperwork for whatever portal your office requires.
Do you handle historic buildings with box gutters or copper?+
Yes. Historic Capital Region buildings — especially mansion-district properties, brick walk-ups, and converted lofts — often have original copper or box gutter systems that need specialty maintenance or restoration. We work in copper and we know when to repair vs when to recommend full restoration. Pricing is custom on these.
How much does a commercial contract typically cost?+
Small commercial annual contracts typically start around $1,400–$2,400. Mid-size properties with heavier maintenance demands run $2,400–$4,500. Larger or multi-property accounts price as a custom proposal after the on-site walk. Use the estimator above for a starting range, then we confirm at the property visit.
